Glazing silicone for Foveran homes and businesses

For landlords and businesses

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Glazing silicone in Foveran, done properly

Conservatory leaks often start at a sealant joint, where glass meets frame or frame meets wall. We trace the leak to the joint and reseal it and tell you plainly if the cause is something else. Common call-outs are for water tracking down the inner face of the glass and glass-to-glass joints that have split, across glass balustrade bases, shower screens and glass-to-glass joints.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Our work is backed for twelve months.

What we are called out for in Foveran

Sunlight breaks sealant down and roof joints get the most sun. It goes brittle, cracks and stops sticking on the glass.

Most people get in touch after spotting something like this:

  • Stained, discoloured glazing silicone
  • Leaks from the base of a shower screen
  • A quick top-up bead that didn’t last
  • Water tracking down the inner face of the glass

Homes close to Foveran Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What your quote should include

  • How long to leave it before use
  • Whether VAT is included
  • What product goes in the joint
  • Are they insured?

Why not top up the existing silicone?

It doesn’t last. Fresh silicone won’t bond to cured silicone so we take it all out and start clean.

What we do, step by step

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for most jobs. Outdoor work around Foveran depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. We check the finished joints and test with water where it’s safe.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in
  • Keep children and pets away from the work area

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Do not use a blade near the sealant
  • Get a new leak looked at quickly
  • Use a gentle glass cleaner and a soft cloth
  • Clear the conservatory gutters regularly

Squeegee a shower screen after each shower and keep the room ventilated. It helps stop mould getting into the silicone.

Damp patches, drips and condensation along a joint are worth checking. The cause may be sealant or another part and we’ll find out which.

Windows and doors in Foveran

Foveran is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Foveran, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Water coming through the roof rather than a sealant joint
  • Structural problems with a conservatory roof
  • A frame that needs repairing or replacing

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Conservatory frames
  • Rooflights
  • Shower screens
  • Glass balustrade bases
  • Glass-to-frame joints
  • Glass-to-glass joints

Why deal with it now?

Replacing a conservatory roof is major work. Where the water is getting in through sealant, resealing is far simpler. If it’s the roof itself, we’ll tell you. In an older home around Foveran, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • 180+ five-star Google reviews
  • Approved under the ARBOMaster scheme
  • 12-month guarantee on every job
  • We never seal over old sealant

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
