External Mastic in Balmedie
Sealing brickwork movement joints, render, cladding and façade joints for homes and businesses in Balmedie and across Aberdeen. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Joints pointed up with cement by mistake
- Hard, crazed mastic that has stopped moving
- Failed seals between different materials
Why act early in Balmedie
Resealing a run of joints in one go is generally better than patching one at a time. Joints of the same age tend to fail together and it means sorting access once. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear price before any work starts.
Why Balmedie clients choose us

External mastic in Balmedie
Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. We work on copings & trims, concrete & block and joints between brick and frames, and people most often call us about movement joints with cracked, split or missing sealant and rain getting behind render or cladding at a joint.
In and around a place like Balmedie, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
Big or small, you get the same 12-month guarantee.

For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
Looking after it afterwards
To keep the joints looking good and working properly:
- Don’t let climbing plants root in the sealant
- Keep high-pressure jets off the joints
- Act on the first splits you see
- Keep movement joints as flexible joints, not mortar
Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.
Outside joints around Balmedie
Balmedie is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Questions from Balmedie
Does living near the coast affect external mastic in Balmedie?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Is Balmedie in your area for external mastic?
Yes. We work across all of Scotland, and Balmedie is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you seal joints where cladding meets other materials?
Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides with primer where required.
Do you use backing rod?
Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

Do you need external mastic in Balmedie?
Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and tears as soon as the joint widens.
The most common problems we see are:
- Leaking joints around cladding and façade panels
- Rigid filler in a joint that should flex
- Joints where the bead has come unstuck
- Moss and dirt in joints with no sealant left
In the older streets around Belhelvie North Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
What your quote should include
- How the joint is cleaned and prepared
- How the colour is chosen
- Who turns up on the day
- Whether all the old sealant comes out first
How the job changes by surface
Joints between dissimilar materials
Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it, or one the system allows. Send us any details you have about the façade.
How it works
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from a few hours to several days, depending on the building. Around Balmedie, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- Old sealant and any debris are cut and raked out.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Before we arrive
- Let us know about stairs, lifts or work at height
- Keep pets and children clear of the area while we work
- Clear the area around the work
