Your questions about external mastic in Hill of Keir

Will you come out to Hill of Keir?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Hill of Keir for external mastic?

Yes, Hill of Keir is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Is it OK to seal over old sealant?

No. The old sealant always comes out first, so the new sealant bonds properly.

Can you match the colour of my brickwork?

The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.

How do you reach high-level joints?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we will confirm what’s needed.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Is the work guaranteed?

Yes, for a year. If anything isn’t right with the work within the year, let us know and we will sort it.

How we handle external mastic in Hill of Keir

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. We work on concrete & block, render & cladding joints and façade panels, and people most often call us about brick movement joints where the sealant has split and old sealant gone brittle and cracked.

Outside joints can only be sealed when they’re dry, so work in Hill of Keir depends on the weather. Let us know about access to every wall and roofline.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Landlords, agents and businesses in Hill of Keir

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Walls that need new movement joints cut into them
  • Cracked brickwork or render that needs a builder or plasterer

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Walls and rooflines in Hill of Keir

Hill of Keir is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Aberdeen is known as the Granite City, and sealing against granite needs clean, sound edges and a sealant that suits stone.

What we do, step by step

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on how much there is to do. Outdoor work around Hill of Keir depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Clear the area around the work
  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Check external joints each spring
  • Make sure movement joints are not pointed over
  • Check the sealant is paintable before painting near it
  • Act on the first splits you see

Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal.

What affects the cost of external mastic

Your quote is based on your job. We take into account:

  • How much there is to do
  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • Whether the work is at height

What you pay reflects the work, not guesswork. That is why we ask about the job first and send you a clear quote before we start.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • The address or postcode of the job
  • What’s wrong with the joints now
  • Photos by email, if that is easy
  • Whether it’s a home or a business

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Do you need external mastic in Hill of Keir?

UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

These are the problems we are asked about most:

  • Moss and dirt in joints with no sealant left
  • Sealant that has lost its bond to the brick or render
  • Panel joints letting water in
  • Rigid filler in a joint that should flex

For an older house near a landmark such as Belhelvie North Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

What your quote should include

  • How the colour is chosen
  • What the cure time is
  • What insurance they hold
  • The length of the guarantee
