External mastic in Kingseat, done properly

For buildings in Kingseat, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. We’re often asked to deal with plants rooting in failed movement joints and movement joints with cracked, split or missing sealant, across joints between brick and frames, render & cladding joints and façade panels.

Outside joints can only be sealed when they’re dry, so work in Kingseat depends on the weather. Let us know about access to every wall and roofline.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How to look after the new joints

So the new joints stay in good condition:

  • Get split or bare joints resealed while the damage is small
  • Look over the joints every year, ideally after winter
  • Keep soil, plants and ivy away from the joints
  • Point out the joints to other trades

Keep pressure washers away from the sealant. High-pressure water can lift the edges over time.

Act while the splits are small. At that stage it’s a simple cut out and reseal.

What happens on the day

We keep the work tidy and contained to the joints we’re treating. The job usually takes a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit

Advice

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

External mastic in Kingseat: local notes

Aberdeen is known as the Granite City, and sealing against granite needs clean, sound edges and a sealant that suits stone. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you look after a building such as New Machar Primary School, its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Dyce station, split movement joints are easy to miss on a rental until damp shows inside. Homes close to Newmachar Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Common questions in Kingseat

Can you help a landlord with a rental near Dyce station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Is Kingseat in your area for external mastic?

Yes, Kingseat is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

How long before the joint can be used?

It depends on the product and the conditions. Before we leave, we will tell you the cure time.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

When will the joints need doing again?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly.

Landlords, agents and businesses in Kingseat

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

If you manage several properties in or around Kingseat, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.

What happens if it’s left?

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What we cannot put right

In fairness, some problems need a different trade:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Render that’s blown, hollow or coming away
  • Cracks in the bricks or render themselves, away from the joints

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.
