Window mastic in Crawley

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. Common call-outs are for cracked internal joints between frame and plaster and water coming in at the bottom corners of a door, on composite doors, timber windows & doors and window sills.

Plenty of homes in Crawley are rented, and windows are easy to overlook between tenancies. Gaps around a frame let in draughts and water, and tenants notice.

Your job is guaranteed for a year, as with all our work.

Frames and glazing around Crawley

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Crawley is one of the post-war new towns. Many homes date from the post-war decades, and many will have had their original windows replaced. The mastic around replacement frames ages too, and gaps at sills and frame heads are where water gets in.

Homes close to Friary Church of St Francis and St Anthony include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Crawley station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Crawley is about 27 miles south of London, in West Sussex. Crawley gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. 371 places in West Sussex are on our list.

Work in RH10, RH11, RH12 and RH6 works the same way as everywhere else we cover. You’ll find streets such as Station Road, Queens Square and High Street, all of which we cover. What we’re called out for in Crawley

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.

Common reasons people contact us are:

  • Draughts coming in around windows and doors
  • Black, perished sealant on frames
  • Water coming in at the bottom corners of a door
  • Hard, cracked sealant around windows

For site and facilities teams at buildings such as Three Bridges Junior School, the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • What the cure time is
  • What happens if they find a problem under the old sealant
  • Whether they seal over old material or remove it
  • How the colour is chosen

How to choose a mastic man

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Common questions in Crawley

Is it worth replacing old sealant in an older home in Crawley?

If it hasn’t been replaced for some years, it’s usually worth it. Sealant is a maintenance item: how long it lasts depends on use, cleaning and exposure, and many homes in Crawley may already be on their second or third set.

I let a flat near Crawley station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can call 0345 464 0079 or email us with the details for a clear quote.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Are you fully insured?

Yes. We are fully insured for every job we do.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you have sealant for grey or black windows?

Yes. White, brown, anthracite grey, black and clear sealants are all available.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Do you seal inside as well as outside?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.

What happens if it’s left?

The work is quick compared with the damage it prevents: it takes a few hours for a few frames, or a day or more for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. In a busy place like Crawley, a failed joint in a flat or office can send water into the space below, where it can go unnoticed until the damage is done.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email.

What you get with us

  • Anti-fungal sanitary silicone in wet areas
  • We agree the colour with you first
  • One-year guarantee on every job
  • Any old sealant cut out fully, not covered over

Take a look at our cost guide or our reviews.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Do not paint over the silicone
  • Do not aim a pressure washer at the joints
  • Make sure the drainage slots are not blocked
  • Use gentle cleaners on frames and sealant

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

Quotes for window mastic in Crawley

You’ll get a clear quote before any work starts. It takes into account:

  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • How easy the joints are to reach

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • Photos by email, if that’s easy
  • The problem you’ve noticed
  • Any access issues, like height or stairs
  • The rough size of the job

Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job.

Landlords, agents and businesses in Crawley

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

For anyone letting property in or around Crawley, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

The process

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes most of a day for a typical house, less for a few frames from start to finish. Where a business in Crawley needs to stay open, out-of-hours working can be arranged, and homes are booked within our usual hours, Monday to Saturday.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Keep pets and children clear of the area while we work
  • Clear the area around the work
  • Mention any tricky access
