Bathroom resealing in RH6: how it works

It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, basins & vanity units and sinks & splashbacks, and the jobs we see most are a bead that has pulled away from the tiles and lumpy, uneven sealant from a DIY attempt.

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes half a day or less for one room, longer when the kitchen is included, and the area is left clean.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

How we quote

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Local landmarks in Horley

Around Horley, our work takes us to homes and buildings near Oakwood School, Horley Infant School and St Wilfrid's Church. The closest station to Horley is Horley station, roughly 0.8 miles south-east of the centre. Nearby you’ll also find Reigate Castle (4.5 miles north) and East Surrey Hospital (2.8 miles north). For a walk, there’s Reigate Heath.

Bathrooms and kitchens across RH6

RH6 has homes of every age, old and new, and in places like Crawley, Horley and Copthorne there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in RH6.

Horley: Rented homes near Horley station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near St Wilfrid's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

How we quote for bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • The size of the job
  • Any working-time requirements on site
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What we need to know

Photos help, but a description is a good start. Please mention:

  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Photos by email, if that’s easy
  • Whether it has been sealed before

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Different surfaces, different methods

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Why it fails

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

People generally contact us after spotting something like this:

  • Sealant that has split, shrunk or peeled away
  • Gaps where the bath or tray has moved
  • Leaks into the floor or ceiling below
  • Mouldy sealant that has gone black

Questions from RH6

Do you come to RH6?

Yes. We’re based in Crawley and work across South East England, London and Scotland, RH6 included.

How much does bathroom resealing cost in RH6?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.
