Mastic man in RH7

Bathroom resealing, window mastic and commercial sealant work across RH7, from Lingfield, Dormansland and Blindley Heath. A clear price up front and a one-year guarantee.

How bathroom resealing works in RH7

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. Typical jobs include leaks into the floor or ceiling below and mouldy sealant that has gone black, across basins & vanity units, shower trays & enclosures and wet rooms.

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes around two hours for one bath or shower, longer for a whole bathroom from start to finish.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Near you in Lingfield

Typical jobs here are in homes near Church of St Peter and St Paul, Lingfield College and Lingfield Primary School, among other places. You’ll also find Centenary Fields (less than half a mile north) and The Star pub (under half a mile east). Lingfield has its own railway station: Lingfield station. Well-known places in the area include Queen Victoria Hospital (2.9 miles south) and Haxted Watermill Museum (2.2 miles north-east). Not far away are Hedgecourt Lake.

Bathrooms and kitchens across RH7

From Lingfield, Dormansland and Blindley Heath to its smaller places, homes across RH7 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in RH7.

Lingfield: If you live in an older home near Church of St Peter and St Paul, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Lingfield station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Common problems we fix in RH7

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

The problems people generally mention when they call include:

  • Lumpy, uneven sealant from a DIY attempt
  • Water escaping at the shower enclosure
  • Black spots spreading through the bead
  • Gaps between the worktop and the wall

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Different surfaces, different methods

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out.

What your quote should include

  • Who turns up on the day
  • What guarantee comes with the work
  • Whether they’re fully insured
  • What happens if they find a problem under the old sealant

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Check the joints every few months for splits or lifting
  • Move toiletries away from the joint
  • Let new sealant cure fully before it gets wet
  • Run the extractor fan during and after every shower

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just call 0345 464 0079 or send us an email.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Questions from RH7

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover RH7 and the rest of Surrey.

What colours of sealant can you use?

There’s a choice: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.
