How bathroom resealing works in TN8
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We’re often asked to deal with gaps where the bath or tray has moved and a reseal done over the top of the old bead, across sinks & splashbacks, wet rooms and shower trays & enclosures.
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a couple of hours for a single bath or shower.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
What you’ll pay
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear price before work begins.

Near you in Edenbridge
Locally, jobs take us to homes and businesses close to The White Horse Inn, Church of St Peter and St Paul and Edenbridge Primary School, among other places. Edenbridge has its own railway station: Edenbridge Town station. A little further out are Haxted Watermill Museum (1.6 miles south-west) and Hever Castle (2.4 miles south-east).
Bathrooms and kitchens across TN8
TN8 has homes of every age, old and new, and in places like Sevenoaks, Edenbridge and Marlpit Hill there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.
Edenbridge: Rented homes near Edenbridge Town station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Church of St Peter and St Paul include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Common problems we fix in TN8
Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.
Look out for these signs:
- Mouldy sealant that has gone black
- Leaking joints on a shower screen
- New sealant laid over old sealant that is now lifting
- Water getting behind the kitchen upstand
Surface by surface
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.
Baths
Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.
Aftercare tips
Aftercare is simple:
- Look for lifting corners and small gaps now and then
- Keep bottles off the sealant line
- Give the silicone its full cure time
- Stick to a soft cloth and a mild cleaner
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
Why act early?
The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last.

Questions from TN8
Can you quote for more than one area?
Of course. Doing several areas at once is usually more efficient.
Can you just seal over the old silicone?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
How long does it take to reseal a bath or shower?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
I rent my home. Can I book you?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Do you work for letting agents?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Kent.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Do you guarantee your resealing?
Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.
