Bathroom resealing in TN11: how it works

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, shower trays & enclosures and sinks & splashbacks, and the jobs we see most are sealant that has split, shrunk or peeled away and splits where the tray meets the wall.

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a couple of hours for a single bath or shower.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Bathroom resealing across TN11: local notes

Homes across TN11 range from older properties to new builds, and in places like Tonbridge, Hadlow and Hilden Park there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in TN11.

Hadlow: If you look after a building such as Hadlow Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to St Mary's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Different surfaces, different methods

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Leave it or put it right?

Sorting it now is quick: it takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

What your quote should include

  • Which colour the sealant will be
  • Whether the sealant suits the joint
  • Whether they’re fully insured
  • When the joint can take water or movement

What affects the cost of bathroom resealing

You’ll get a clear quote before work begins. It’s based on:

  • Any mould that needs treating
  • How much there is to do
  • The product the joint needs
  • When we can work, for business premises

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or drop us an email and we’ll talk you through it.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • Where the property is
  • Photos by email, if that is easy

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.

TN11: your questions answered

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can you do several jobs on one visit?

Yes. Just list everything you need and you will get one quote.

Do you guarantee your resealing?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Do you work for landlords and businesses?

Yes. Domestic, commercial and hotel work are all part of what we do.
