When it isn’t the sealant

We will always be straight with you, so here’s what new sealant won’t do:

  • A leaking waste, trap or valve
  • Water getting in through the grout rather than the sealant
  • A tray that rocks until it’s re-bedded

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before you book.

About our bathroom resealing in Walter's Green

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on sinks & splashbacks, shower trays & enclosures and kitchen worktops & upstands, and the jobs we see most are black mould in the silicone that won’t clean off and sealant that has split, shrunk or peeled away.

For a small place like Walter's Green, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What affects the cost of bathroom resealing

We do not publish a price list. The quote depends on:

  • The product the joint needs
  • How easy the joints are to reach
  • The old material and how stubborn it is
  • Any working-time requirements on site

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What we need to know

You don’t need to know the technical terms. Just tell us:

  • Where the property is
  • The type of property
  • The problem you’ve noticed
  • Whether it has been sealed before

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What we are called out for in Walter's Green

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

These are the problems we’re asked about most:

  • Mouldy sealant that has gone black
  • Leaking joints on a shower screen
  • Splits where the tray meets the wall
  • Leaks into the floor or ceiling below

Managing a site like Fordcombe Church of England Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • Which colour the sealant will be
  • What happens if they find a problem under the old sealant
  • Is the old sealant removed completely?
  • What the cure time is

Bathroom resealing around Walter's Green

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to Church of St Peter include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Ashurst Kent station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Walter's Green: your questions answered

I let a flat near Ashurst Kent station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can ring 0345 464 0079 or email us with the details for a clear quote.

Is Walter's Green in your area for bathroom resealing?

Yes. We work across London and the South East, and Walter's Green is part of that. You can call 0345 464 0079 or send us an email and tell us what needs doing.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Is white the only colour available?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Can you just seal over the old silicone?

No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Open a window or run the fan so the room dries
  • Wipe the sealant dry after showering
  • Avoid abrasive pads on the sealant
  • Dry worktop joints after washing up

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere as small as Walter's Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks
  • Keep pets and children clear of the area while we work

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around Walter's Green, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.
