Bathroom resealing in Southborough

Bathroom resealing for homes and businesses in Southborough

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Southborough. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on shower trays & enclosures, basins & vanity units and sinks & splashbacks, and common reasons people get in touch are lumpy, uneven sealant from a DIY attempt and leaking joints on a shower screen.

In a smaller place like Southborough, homes are mostly houses and bungalows rather than flats, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Why act early in Southborough

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. In a smaller place like Southborough, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

  • How easy the joints are to reach
  • How many areas need sealing

What bathroom resealing looks like in Southborough

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to High Brooms station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Christ Church, walls and floors in older homes can move, and sealant and grout show it first.

Southborough is about 1 mile north of Royal Tunbridge Wells, in Kent. Whether you’re in the middle of Southborough or further out, we cover bathroom resealing for every kind of property, from flats and houses to offices and hotels. 922 places in Kent are on our list, large and small. We also work in Crawley, about 20 miles from Southborough.

Our applicators cover all of TN4 and TN2 for bathroom resealing. If you need bathroom resealing at a property on London Road, Church Road and Norton Road or anywhere close by, our applicators can take on the job. You will find Southborough on the A26, so it’s easy for us to get to. We also cover High Brooms (1 mile south-east), Stockland Green (1 mile west), Bidborough (1 mile north-west), Royal Tunbridge Wells (1 mile south) and Speldhurst (2 miles west). Within a short drive, we also cover Maidstone (14 miles north-east), Sevenoaks (9 miles north), Tonbridge (3 miles north), Kings Hill (10 miles north-east), Foley Park (15 miles north-east) and Paddock Wood (6 miles east).

Landmarks near Southborough

What we do, step by step

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish. Parking around Southborough is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Before we arrive

  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks
  • Where the joints are inside, avoid wetting them before we arrive

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Use gentle cleaners on the silicone
  • Run the extractor fan during and after every shower
  • Keep scourers and sharp tools away from the bead
  • Wipe up water along the back of the worktop

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

Questions from Southborough

Do you work for landlords with property near High Brooms station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Do you cover smaller places like Southborough?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Are you insured?

Yes. Full insurance covers our work.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Can mouldy silicone be sorted out?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Can you quote for more than one area?

Yes. Just list everything you need and we will quote it together.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

What sealant work cannot fix

We’ll always be straight with you, so here’s what sealant can’t fix:

  • A tray that rocks until it’s re-bedded
  • A leaking waste, trap or valve
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Baths
  • Wet rooms
  • Sinks & splashbacks
  • Basins & vanity units
  • Kitchen worktops & upstands

Signs you need bathroom resealing in Southborough

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

Any of these means the joints need attention:

  • A reseal done over the top of the old bead
  • Damp behind the bath or under the tray
  • Failed sealant on the screen profile
  • Cracked, shrunken or lifting silicone

If you look after a building such as Southborough CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What to look for in a quote

  • Is VAT in the price?
  • Which sealant they’ll use, and why
  • Whether all the old sealant comes out first
  • How long the guarantee is

Choosing a sealant specialist

Different surfaces, different methods

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
