How we handle bathroom resealing in Sevenoaks

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you are dealing with water escaping at the shower enclosure and gaps where the bath or tray has moved, we can put it right, on shower trays & enclosures, kitchen worktops & upstands and sinks & splashbacks alike.

In a town like Sevenoaks, older streets sit alongside newer estates, and bathrooms range from decades-old suites to brand-new ones. Either way, the sealant and grout are normally the first things to fail.

Our work is backed for twelve months.

Leave it or put it right?

Tired sealant is not a reason to replace a bath or shower. Replacing the joint is normally all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us. Draughts from a gap round a frame, damp under a sill or water behind a bath panel all start small, and they’re far easier to fix early.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What you get with us

  • Tidy, careful work
  • A sealant colour to suit the surroundings
  • Anti-fungal silicone where joints get wet
  • Experience in homes, commercial sites and hotels

Surface by surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Sevenoaks: your questions answered

Is Sevenoaks in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Sevenoaks is part of that. You can phone 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear quote.

Do you work for hotels and guest houses in Sevenoaks?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

How much does bathroom resealing cost in Sevenoaks?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

What information do you need?

Tell us what needs doing and where, with photos by email if possible. We will ask anything else we need to know.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that is cracked through
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

How we quote for bathroom resealing

You’ll get a clear quote before we start. It takes into account:

  • The product the joint needs
  • Any working-time requirements on site
  • Any mould that needs treating
  • The old material and how stubborn it is

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • The problem you’ve noticed
  • Roughly how big the job is
  • Where the property is
  • Any access issues, like height or stairs

Every job is quoted individually. Simply call 0345 464 0079 or send us an email and describe the job.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a morning or an afternoon for most single baths and showers. In Sevenoaks, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

Getting a quote

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.

Advice

Common problems we fix in Sevenoaks

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

Any of these means the joints need attention:

  • Black mould in the silicone that won’t clean off
  • Shrunken sealant along the back of a worktop
  • A messy, uneven bead from a previous reseal
  • Splits where the tray meets the wall

For landlords with property near Sevenoaks station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What to look for in a quote

  • How the colour is chosen
  • What happens if they find a problem under the old sealant
  • How much experience the applicator has
  • Is the old sealant removed completely?

Sevenoaks homes and their sealant

Sevenoaks has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Sevenoaks Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around St John the Baptist, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
