Our bathroom resealing service in TN13

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on shower trays & enclosures, baths and wet rooms, and the jobs we see most are black mould in the silicone that won’t clean off and a reseal done over the top of the old bead.

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Pricing in TN13

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Where we work in TN13

TN13 has homes of every age, old and new, with plenty of rented property in places like Sevenoaks, Riverhead and Greatness. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in TN13.

Sevenoaks: Schools such as Sevenoaks Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to St John the Baptist include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Surface by surface

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and is not stretched when it’s used.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, in white, clear or a colour to suit.

What affects the quote in TN13

The price is agreed before any work begins. It takes into account:

  • How easy the joints are to reach
  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • The number and length of the joints

What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

Helping us quote

To help us quote quickly, please include:

  • If someone has resealed it before
  • Where the job is, and your postcode
  • Photos by email, if that’s easy
  • Any access issues, like height or stairs

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will talk you through the work.

What happens if it’s left?

Sorting it now is quick: it takes a couple of hours for a single bath or shower. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

When it isn’t the sealant

In fairness, some problems need a different trade:

  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A cracked shower tray or bath (that needs repair or replacement)

Aftercare tips

To keep the joints looking good and working properly:

  • Dry the bead with a towel now and then
  • Wipe up water along the back of the worktop
  • Use gentle cleaners on the silicone
  • Wait for the cure time we give you

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

FAQs for TN13

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Yes. We’re fully insured for domestic and commercial work.

What information do you need?

A short description and the location, plus pictures if you have them. We will ask anything else we need to know.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

How much does bathroom resealing cost in TN13?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
