Bathroom resealing across TN14: what to expect

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We’re often asked to deal with smears of silicone across the tiles and a joint torn by a bath that flexes, across sinks & splashbacks, kitchen worktops & upstands and basins & vanity units.

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take half a day or less for one room, longer when the kitchen is included.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Bathroom resealing across TN14: local notes

Homes across TN14 range from older properties to new builds, and in places like Sevenoaks, Otford and Riverhead there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building.

Otford: In the older streets around Church of St Bartholomew, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Otford station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What we are called out for in TN14

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

Look out for any of the following:

  • Leaking joints on a shower screen
  • A bead that has pulled away from the tiles
  • Damp behind the bath or under the tray
  • Gaps where the bath or tray has moved

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Landlords and agents in TN14 can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

What sealant work can’t fix

We will not take on work that won’t last, so these are the limits:

  • A tray or bath that is cracked through
  • Failed grout lines across the wall
  • Tiles that have come away from the wall

What affects the quote in TN14

Your quote is based on your job. We look at:

  • The size of the job
  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • The type of sealant required

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, call 0345 464 0079 or email us and we’ll give you an honest view and a quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • How we’d reach the joints

Every job is quoted individually. Simply phone 0345 464 0079 or send us an email and describe the job, and photos are welcome.

TN14 questions

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

How long does the new silicone need before I use the shower?

We give you the cure time before we leave, and it’s usually around 24 hours. Using it sooner can damage the bead.

Can new silicone go straight over the old?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or send us an email.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

How long does it take to reseal a bath or shower?

Allow around two hours for one bath or shower, longer for a whole bathroom. You will know how long to expect before we start.
