Our bathroom resealing service in DA4

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on shower trays & enclosures, baths and wet rooms, and common reasons people get in touch are gaps between the worktop and the wall and a reseal done over the top of the old bead.

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for a single bath or shower.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Pricing in DA4

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Bathroom resealing across DA4: local notes

From Sutton at Hone, South Darenth and Farningham to its smaller places, homes across DA4 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in DA4.

Sutton at Hone: For an older house near a landmark such as Church of St John the Baptist, older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Sutton-At-Hone Church of England Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How the job changes by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Landlord and commercial work in DA4

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Why it fails

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Look out for any of the following:

  • Lumpy, uneven sealant from a DIY attempt
  • Gaps where the bath or tray has moved
  • A bead that has pulled away from the tiles
  • A reseal done over the top of the old bead

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

Questions to ask before booking

  • What product goes in the joint
  • Which colour the sealant will be
  • When the joint can take water or movement
  • Whether VAT is included

When it is not the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Tiles that have come away from the wall
  • A leaking waste, trap or valve
  • Water getting in through the grout rather than the sealant

DA4 questions

Do you work for landlords and businesses?

Yes. Domestic, commercial and hotel work are all part of what we do.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Will the old sealant be removed?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Can new silicone go straight over the old?

No, never. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.
