About bathroom resealing in DA13
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We’re often asked to deal with gaps between the worktop and the wall and new sealant laid over old sealant that is now lifting, across wet rooms, basins & vanity units and shower trays & enclosures.
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included for a typical job.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

What’s near Meopham
In Meopham, that means homes and buildings near Camer Park Country Park, Meopham Community Academy and Parish Church of St John the Baptist. Other local landmarks include The Railway Inn (0.9 miles east) and Meopham School (0.8 miles south). The closest station to Meopham is Meopham station, roughly 0.5 miles north of the centre. Where we work in DA13
Homes across DA13 range from older properties to new builds, and in places like Dartford, Painters Ash and New Barn there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across DA13 is planned around the weather. Parts of DA13 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.
Meopham: Schools such as Meopham Community Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Parish Church of St John the Baptist, older homes can move a little, which is hard on rigid grout and tired sealant.
When something else is needed
We’d rather tell you now than do work that won’t last, so these are the limits:
- A cracked shower tray or bath (that needs repair or replacement)
- A tray that rocks until it’s re-bedded
- Loose or hollow tiles, or failed tanking behind them
Surface by surface
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line does not stand out.
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Why it fails
The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
Most people get in touch after spotting one of these:
- Water getting behind the bath panel
- Water getting behind the kitchen upstand
- Splits where the tray meets the wall
- Mouldy sealant that has gone black
Quotes for bathroom resealing in DA13
The quote reflects the job in front of us. We look at:
- How many rooms, windows or areas are involved
- Any working-time requirements on site
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out

Asking for a quote
You don’t need to know the technical terms. Just tell us:
- Whether it’s a home or a business
- Roughly how big the job is

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved.
Your questions about bathroom resealing in DA13
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
How long does the new silicone need before I use the shower?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Do you work for letting agents?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
How do I get a quote for bathroom resealing in DA13?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
