Our bathroom resealing service in DA3
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on sinks & splashbacks, baths and shower trays & enclosures, and the jobs we see most are lumpy, uneven sealant from a DIY attempt and water getting behind the bath panel.
When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work starts. The work usually takes a morning or an afternoon for most single baths and showers.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.

Bathrooms and kitchens across DA3
DA3 has homes of every age, old and new, with plenty of rented property in places like Hartley, New Barn and New Ash Green. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in DA3 is planned around the forecast.
Hartley: Managing a site like Hartley Primary Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Church of Saint Mary, walls and floors in older homes can move, and sealant and grout show it first.
What affects the cost of bathroom resealing
For a quick quote, just ask. What matters most is:
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
- The product the joint needs
- Access and height
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
Asking for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The address or postcode of the job
- What’s wrong with the joints now
- Any previous sealing or DIY work
- Whether it’s a home or a business
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you are ready, call 0345 464 0079 or email us.
Surface by surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
What sealant work can’t fix
Before you book, it’s worth knowing the limits too:
- Water getting in through the grout rather than the sealant
- Water coming from the plumbing rather than the joint
- Cracks in the tray itself rather than the joint
Why it fails
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.
People generally contact us when they notice one of these:
- Water escaping at the shower enclosure
- Gaps where the bath or tray has moved
- Lumpy, uneven sealant from a DIY attempt
- Sealant that has split, shrunk or peeled away
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Questions from DA3
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you work for letting agents?
Yes, often. We can quote for several properties at once.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
