Remedial sealant in Hartley

Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. Typical jobs include decorators’ caulk around a bath or shower and leaks that keep coming back after resealing, on expansion joints, mouldy bath & shower sealant and botched or over-sealed joints.

Even in a smaller place like Hartley, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

Whatever the size of the job, you get the same one-year guarantee.

When something else is needed

Before booking, it’s worth knowing the limits:

  • Plumbing leaks behind walls or under trays
  • Movement from fittings that aren’t supported
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before booking.

What we seal

  • Leaking tray & enclosure joints
  • Expansion joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant

Aftercare tips

After the cure time, these simple habits help:

  • Get the cause of a repeat leak found before resealing
  • Do not add new sealant on top of old
  • Check ceilings under showers for marks
  • Keep movement joints clear of mortar and paint

If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old, so the old bead should always come out first.

If a joint has failed more than once, stop resealing it. Get the cause found first, otherwise the next attempt will fail too.

How it works

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a typical bath or shower, longer where several layers have been applied. A visit to Hartley is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Bathrooms and kitchens in Hartley

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

For site and facilities teams at buildings such as Hartley Primary Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Church of Saint Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Longfield station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Why it’s worth doing now in Hartley

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. In an older home around Hartley, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and tell you about any damage we find.

Worktops & kitchens

A loose worktop splits its sealant. That needs refixing before resealing, which we will point out.

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
