Remedial sealant in Kent: how it works

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and remedial work carries our one-year guarantee. We work on mouldy bath & shower sealant, shrunken worktop sealant and failed movement joints, and people most often call us about wide, uneven beads that look worse than the old ones and sealant applied over old sealant that has lifted.

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours for most joints, depending on how much old sealant has to come out in most cases.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

What affects the price in Kent

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

How to get a quote

Near you in Maidstone

Locally, jobs take us to homes and businesses close to Paper Makers Arms, Maidstone Grammar School and St Philip's Church, among other places. Nearby too are River Len LNR (under half a mile north-east), South Borough Primary School (within half a mile south) and St Augustine Academy (1.2 miles west). The closest station to Maidstone is Maidstone West station, about 0.6 miles north-west of the centre. Where we work in Kent

Homes across Kent range from older properties to new builds, and in places like Maidstone, Ashford and Canterbury there’s plenty of rented property too. Remedial sealant keeps bathrooms and kitchens watertight and looking cared for.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials. In the coastal parts of Kent, the sea-facing side of a building takes the most weather, and that’s where sealant generally gives up first. The right product and careful preparation help it last.

Maidstone: Managing a site like South Borough Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Maidstone West station? Then a joint that keeps failing is best fixed properly while the property is empty.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What affects the quote in Kent

For a quick quote, just ask. The main things that affect it are:

  • Which sealant suits the joint
  • The size of the job
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

Helping us quote

What to tell us when you ask for a quote:

  • Whether it has been sealed before
  • The type of property
  • The problem you’ve noticed
  • Pictures of the joints, sent by email

Want a quote for remedial sealant? Please ring 0345 464 0079 or drop us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

What sealant work can’t fix

Before you book, it’s worth knowing the limits too:

  • A tray or worktop that needs refixing first
  • A cracked shower tray or bath (that needs repair or replacing)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Surface by surface

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out so the new sealant starts clean.

Windows & doors

A frame that keeps leaking may not be the mastic. If the frame joint is not the cause, we will say so.

Landlords, agents and businesses in Kent

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Kent: your questions answered

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. Repeat leaks usually come from over-sealing, movement or water getting in elsewhere, and we deal with the cause first.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.
