Remedial sealant in South Street
A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. We work on botched or over-sealed joints, expansion joints and mouldy bath & shower sealant, and people most often call us about torn expansion joints and leaks that keep coming back after resealing.
Somewhere as small as South Street, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
Each job carries a 12-month guarantee.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Your questions about remedial sealant in South Street
Will you come out to South Street?
Yes. South Street is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Meopham station?
Yes, we work for landlords and letting agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.
What happens if the problem is the tray or the plumbing?
You’ll hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, and we won’t reseal for the sake of it.
Can you fix a reseal that hasn’t worked?
Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.
Someone sealed over the old bead. Can you fix it?
Yes. We remove every layer; new silicone doesn’t bond to old silicone, which is why over-sealing fails.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover South Street and the rest of Kent, along with the rest of our area.
Why it’s worth doing now in South Street
Stripping out botched sealant adds time to a reseal, but not by much: it takes a few hours, depending on how many layers have to come out. It’s far less disruption than resealing the same joint again and again. In a small place like South Street, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or drop us an email.

How we quote for remedial sealant
Your quote is based on your job. We take into account:
- Which sealant suits the joint
- How many rooms, windows or areas are involved
- How much there is to do
- Mould in or behind the old joints
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
What to tell us for a quote
Before you ask for a quote, have a think about:
- The type of property
- Roughly how big the job is
- If someone has resealed it before
- What’s wrong with the joints now
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
What sealant work can’t fix
It helps to know what we can’t do too:
- Water damage behind tiles that needs a tiler
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Movement from fittings that are not supported
If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.
Surfaces we seal
- Expansion joints
- Failed movement joints
- Mouldy bath & shower sealant

What happens on the day
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours, depending on how many layers have to come out. Somewhere as small as South Street, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Keep children and pets away from the work area
- Mention any leaks or damp you’ve noticed

Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Act on a lifting corner right away
- Keep an eye on the ceiling below the bathroom
- Find out why the sealant failed first
- Air the bathroom so the sealant can dry
Leave the new joint to cure fully before it gets wet or moves: generally around 24 hours, or as long as we advise.
Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.
Surface by surface
Leaking trays & enclosures
If the tray is cracked, or the leak is from the valve or waste, sealant won’t fix it. We say so rather than reseal.
Worktops & kitchens
Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal colour-matched to the worktop.
