Remedial sealant & repairs in Sevenoaks, Kent
Failed sealant joints in Sevenoaks need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Wide, uneven beads that look worse than the old ones
- Products that weren’t meant for the joint
- Sealant peeling off a dusty or damp surface
Remedial sealant in Sevenoaks, done properly
Not every leak is a sealant leak. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. We’re often asked to deal with floor or wall movement joints that have failed and black mould underneath the bead, on shrunken worktop sealant, failed movement joints and expansion joints.
Sevenoaks mixes older houses with estates built more recently, so bathrooms range from long-standing suites to recent refits. Whatever their age, sealant and grout tend to go before anything else.
Each job carries a 12-month guarantee, large or small.
Bathrooms and kitchens in Sevenoaks
There are hotels and other places to stay in and around Sevenoaks. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For landlords with property near Sevenoaks station, a joint that keeps failing is best fixed properly while the property is empty. In the older streets around St John the Baptist, walls and floors in older homes can move, and sealant and grout show it first.

How the job changes by surface
Movement & expansion joints
A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.
Worktops & kitchens
Old kitchen sealant pulls back from the wall over time. It’s cut out, degreased and resealed colour-matched to the worktop.
Do you need remedial sealant in Sevenoaks?
Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. Each fails in its own way.
These are the problems we are asked about most:
- Floor or wall movement joints that have failed
- Decorators’ caulk around a bath or shower
- Leaks that keep coming back after resealing
- Kitchen joints letting water behind the worktop
Schools such as Sevenoaks Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Sevenoaks questions
Do you cover Sevenoaks for remedial sealant?
Yes. Our work covers London and the South East, and Sevenoaks is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear quote.
Do you take on hotel work around Sevenoaks?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
How do I get a quote for remedial sealant in Sevenoaks?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.
What if resealing won’t fix my leak?
In that case, we tell you what we’ve found. A plumber or fitter may be needed before any new sealant goes on.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Can I choose the sealant colour?
Most of the time, yes. We will tell you which colours the right product comes in and agree one before work begins.

When something else is needed
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- Sealant in an older building that needs testing for asbestos first
- Tiles that have come away from the wall
- Plumbing leaks behind walls or under trays
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.
Surfaces we seal

How we quote for remedial sealant
Call for a quick quote. The main things that affect it are:
- Mould in or behind the old joints
- The size of the job
- Whether old sealant or filler has to be cut out
- Whether the work is at height
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

- Roughly how big the job is

Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Why it’s worth doing now in Sevenoaks
Another bead over the top will not fix a failed joint. It can’t bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Black mould and gaps in sealant do not fix themselves, and in a busy household in Sevenoaks they spread with every shower and every downpour. Now is the easy time to put it right.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

What we do, step by step
On the day, we start by going over the job with you. Surfaces next to the work are protected before any work starts. The work normally takes a few hours, depending on how many layers have to come out. For a job in Sevenoaks, we need access to where the work is and somewhere nearby to park. If the job is outside, mention gates, side access and anything above ground floor.
- We start by checking the joint for movement, leaks and the reason it failed.
- Every layer of old sealant is cut and cleaned out.
- Next, any mould is treated and the joint dried.
- We use the right backing and sealant for any joint that moves.
- The new joint is tooled neatly and we explain anything else we found.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
