Remedial sealant in London

Leave it or put it right?

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. For businesses in London, a room closed because of a leak or mould costs more than the sealant, so failing joints are best replaced on a planned basis.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Why book with us

  • Arbo and Everbuild products
  • We’re fully insured
  • Experience in homes, commercial sites and hotels

How we handle remedial sealant in London

Water on the floor doesn’t always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. Typical jobs include thick, messy sealant smeared over tiles and torn expansion joints, across mouldy bath & shower sealant, leaking tray & enclosure joints and failed movement joints.

Alongside its houses and flats, London has offices, shops and places to stay, and their washrooms and staff kitchens need the same attention as any home. The work is the same in both: old material out, joints cleaned and dried, and a fresh, even finish.

Big or small, you get the same 12-month guarantee in London and across Greater London.

London questions

Do you cover London for remedial sealant?

Yes. Our work covers London and the South East, and London is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we will give you a clear quote.

Do you work for hotels and guest houses in London?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Where do you work from?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Can you match the sealant colour?

Generally, yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

What does remedial sealant cost?

It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or send us an email and let us know what needs doing and where.

Do the sealants smell?

Some sealants have a smell while they cure. Ventilation helps.

What affects the quote in London

Your quote is based on your job. We look at:

  • Mould in or behind the old joints
  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • The problem you’ve noticed
  • The address or postcode of the job
  • The type of property
  • A few pictures by email, if you can

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Get the cause of a repeat leak found before resealing
  • Don’t point over movement joints
  • Have loose fittings fixed before resealing
  • Keep an eye on the ceiling below the bathroom

Keep an eye on the joint at first, especially if movement was the problem. If anything changes, just ring 0345 464 0079 or email us.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

How the job changes by surface

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal.

Windows & doors

Smeared or badly matched mastic can be cut out and redone neatly, matched to the frame colour.

Landlord and commercial work in London

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

How it works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for most joints, depending on how much old sealant has to come out from start to finish. Jobs in a place the size of London range from town-centre flats to offices and family homes. Whichever it is, tell us how to get in, where to park and where the work is.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we are working on
  • Mention any parking rules near the property

Advice

Remedial sealant around London

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. London has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Schools such as Charles Dickens Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Elephant & Castle station? Then a joint that keeps failing is best fixed properly while the property is empty. In the older streets around St George the Martyr, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
