Fire rated sealant in London

Commercial buildings in London

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. London has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

Rented homes near Elephant & Castle station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Managing a site like Charles Dickens Primary School? Then fire-stopping around service openings should be restored whenever new services go in.

Fire rated sealant in London

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. We work on pipe & cable gaps, plasterboard & masonry and linear gaps, and people most often call us about standard silicone or caulk in a fire-stopping gap and old fire sealant that has split or come away.

Landlords with flats and shared houses in London often need both kinds of work: new sealant in bathrooms and kitchens, and fire-rated joints around service openings. We can quote for a single property or a whole portfolio.

Every job is covered by a 12-month guarantee.

For landlords and businesses

If you manage several properties in or around London, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

Letting agents and landlords in London can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Common questions in London

Do you take on hotel work around London?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can you help a landlord with a rental near Elephant & Castle station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

Is there a guarantee?

Yes. Every job comes with a 12-month guarantee.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Do you carry out fire risk assessments?

No. We follow the requirements from your assessor, designer or building control, and apply each product to its tested details.

Are you fully insured?

Yes. Full insurance covers our work.

How long does fire rated sealant take?

It depends on the size of the job, but most jobs take a few hours for a handful of gaps, and longer for a whole building. We will give you a better idea when we quote.

Is intumescent sealant the same as fire-rated sealant?

Intumescent means it swells when heated, helping close the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Allow for resealing whenever new services are run
  • Flag any open gap you spot round a pipe or cable
  • Photograph sealed gaps before they’re covered up
  • Keep the record of products and locations with your fire safety documents

Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint.

A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record so you can show it was dealt with.

How the job changes by surface

Flats and HMOs

Conversions generally leave a mix of old and new service holes. The gaps on your list are sealed with a fire-rated product and the locations noted.

Door frames

The gap between a door frame and the wall around it needs sealing as well as the door itself. We seal that gap with a fire-rated sealant suited to the frame and wall.

Common problems we fix in London

Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

Keep an eye out for these signs:

  • Holes left by a change of layout
  • Damaged fire sealant left by other trades
  • Fire seals that have cracked with movement
  • Open gaps behind door architraves

For buildings such as St George the Martyr, service openings in its walls need the right fire-rated sealant, as in any building.

What to look for in a quote

  • Is the old sealant removed completely?
  • Who does the work, and how experienced they are
  • What product goes in the joint
  • How long to leave it before use

How to choose a mastic man

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How it works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take from a few hours to a few days, depending on the number of gaps and the access. In London, we work in everything from flats and family homes to offices and hotels. For each, it helps to know about access, parking and where the joints are.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before
  • Mention any tricky access

Advice

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Doors that aren’t fire doors in the first place
  • Assessing a building’s fire safety
  • Certifying a building or signing off its fire safety

If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before booking.
