Mastic and sealant across SW11

About bathroom resealing in SW11

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across SW11. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. Typical jobs include leaking joints on a shower screen and gaps between the worktop and the wall, across wet rooms, sinks & splashbacks and shower trays & enclosures.

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Bathroom resealing across SW11: local notes

Our bathroom resealing work across SW11 covers homes, rentals and businesses, from London, Walham Green and Clapham Junction to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across SW11 is planned around the weather.

Clapham Junction: As a London address, Clapham Junction can be tricky for parking: let us know about parking bays, permits or a driveway. For an older house near a landmark such as Clapham Welsh Presbyterian Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Loose or hollow tiles, or failed tanking behind them
  • Water coming from the plumbing rather than the joint
  • A tray or bath that is cracked through

What we are called out for in SW11

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Any of these means the joints need attention:

  • Gaps where the bath or tray has moved
  • A reseal done over the top of the old bead
  • Leaking joints on a shower screen
  • Black mould in the silicone that won’t clean off

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Dry worktop joints after washing up
  • Check the joints every few months for splits or lifting
  • Keep bottles off the sealant line
  • Clean with a mild bathroom cleaner and a soft cloth

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How the job changes by surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.

Your questions about bathroom resealing in SW11

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. To get one, call 0345 464 0079 or email us and let us know what needs doing and where.

Where are you based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Does the resealing come with a guarantee?

Yes. We give a 12-month guarantee on every job, and we’re fully insured.

Do you do kitchens as well as bathrooms?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
