About bathroom resealing in SW19

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We are often asked to deal with a bead that has pulled away from the tiles and splits where the tray meets the wall, on baths, shower trays & enclosures and wet rooms.

At the end, we look at the finished work together. The work normally takes a couple of hours for a single bath or shower, depending on how much there is to do.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Where we work in SW19

In SW19, bathroom resealing takes in flats, houses, rentals and businesses, from Wimbledon, Putney and Colliers Wood to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in SW19, surfaces are cleaned back properly before new sealant goes in.

Wimbledon: Wimbledon is in London, so parking needs planning: let us know about parking bays, permits or a driveway. If you live in an older home near St. Mark's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Surface by surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.

Quotes for bathroom resealing in SW19

Jobs vary more than people expect. The main factors:

  • Any mould that needs treating
  • The old material and how stubborn it is
  • How easy the joints are to reach
  • The number and length of the joints

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • The problem you’ve noticed
  • If someone has resealed it before
  • How many joints, rooms or windows are involved
  • Photos by email, if that is easy

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray that rocks until it’s re-bedded
  • Damage behind the tiles that needs a tiler

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Aftercare tips

So the new joints stay in good condition:

  • Keep the fan on for a while after bathing
  • Keep bottles off the sealant line
  • Wait for the cure time we give you
  • Dry the bead with a towel now and then

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

Questions from SW19

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

What colours of sealant can you use?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Do you work in SW19?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes SW19.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Can mouldy silicone be sorted out?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
