Wimbledon Fire Rated Sealant
Fire-stopping gaps in Wimbledon need attention? We cut out the old, prepare the joints and apply the right sealant.
- Open holes round services passing through fire walls
- Door frames with gaps between frame and wall
- Old fire sealant that has split or come away
How we handle fire rated sealant in Wimbledon
Door frame gaps, linear joints and holes around services all have their own details. We check the size and the substrate before choosing the product, then the sealant goes in to the depth the product’s details set. We work on plasterboard & masonry, flats & HMOs and pipe & cable gaps, and people most often call us about sealant items on a fire risk assessment action list and unsealed gaps where pipes and cables go through a wall.
In London, a commercial job often starts with access: loading bays, building rules and lifts. For a building in Wimbledon, we agree timings and access before anything starts, and room-by-room programmes can be planned where needed.
You are covered for a year from the day we finish. If anything is not right with it, phone 0345 464 0079 or send us an email.

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Large holes that need a different fire-stopping system
- Walls or floors that weren’t built to resist fire
- Certifying a building or signing off its fire safety
If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer.

Wimbledon questions
Do you take on hotel work around Wimbledon?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Can you help a landlord with a rental near Wimbledon station?
Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Do the sealants smell?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.
Can you quote for more than one area?
Yes, we can. More than one area can go on one quote.
Is intumescent sealant the same as fire-rated sealant?
An intumescent sealant expands when it gets hot, helping close the gap. Intumescent sealants are one kind of fire-rated sealant; the right one depends on the gap and what passes through it.
Can you tell me how many minutes the seal will last?
That isn’t something we state or certify. The requirement comes from your assessor, designer or building control, and we fit a product whose tested details meet it with a record of each location.
Can I use normal mastic around a pipe through a fire wall?
No. It looks sealed but won’t perform as fire stopping. A tested fire-rated product is needed, or ask us to do it.
How the visit works
The work is kept neat and contained to the joints we’re treating. The job generally takes from a few hours to a few days, depending on the number of gaps and the access. In Wimbledon, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- We apply and tool the sealant to the product’s tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Mention any parking rules near the property
- Let us know if you’ve seen damp or leaks
How to get a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- File the fire-stopping record where your assessor can find it
- Ask which product was used before you paint
- Keep pictures of seals that will be hidden
- Check risers, ceiling voids and cupboards during building checks
File the record of locations and products with your fire safety paperwork. It helps whoever checks the building next.
An open gap isn’t only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.
What fire rated sealant looks like in Wimbledon
Wimbledon has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
As a London address, Wimbledon can be tricky for parking: let us know about parking bays, permits or a driveway. Rented homes near Wimbledon station change hands often, and fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. Schools such as Wimbledon High School are buildings too, and fire-stopping around service openings should be restored whenever new services go in.
Wimbledon is about 7 miles south of City of Westminster, in Greater London. Anywhere in SW19, we can carry out fire rated sealant at your property. Wimbledon is one of 764 towns and villages in Greater London we cover. For nearby work, see our London page (7 miles or so).
All of SW19, SW20, SW17 and SW18 is covered for fire rated sealant. Fire rated sealant is available to properties on High Street Mews, High Street and Church Road. Wimbledon sits on or near the A218 and B235, which makes travel easy. We also cover the places around Wimbledon: Crooked Billet (1 mile west), Wimbledon Park (1 mile north), Wimbledon Chase (1 mile south), Copse Hill (1 mile south-west) and Merton Park (1 mile south-east). Larger places within reach include London (7 miles north-east), City of Westminster (7 miles north), Marylebone (7 miles north-east), Kensington (5 miles north), St Pancras (8 miles north-east) and Shoreditch (9 miles north-east).
Local landmarks in Wimbledon
Around Wimbledon, our work takes us to homes and buildings near Willington School, Dog & Fox pub and Cannizaro Park, among other places. There’s a railway station in Wimbledon itself: Wimbledon station. A little further out are Atkinson Morley Hospital (1.2 miles west) and Wimbledon Museum (under half a mile west). The countryside around Wimbledon includes Battersea Park Lake and Merton Park Green Walks.
Leave it or put it right?
An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the sealing itself is often a contained piece of work. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Wimbledon.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
What you get with us
- Arbo and Everbuild products
- Neat joints and a tidy finish
- Every job guaranteed for a year
- Old sealant always removed completely
Take a look at how sealant jobs are priced or customer reviews.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
What affects the cost of fire rated sealant
We don’t publish a price list. The quote depends on:
- The product the joint needs
- Mould in or behind the old joints
- The size of the job
- How many areas need sealing
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Whether it has been sealed before
- Any access issues, like height or stairs
- Photos by email, if that is easy
- The address or postcode of the job
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or email us.
