Sealant work across Greater London

Bathroom resealing across Greater London: what to expect

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We’re often asked to deal with water getting behind the bath panel and a bead that has pulled away from the tiles, on kitchen worktops & upstands, shower trays & enclosures and sinks & splashbacks.

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning or an afternoon for most single baths and showers.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Where we work in Greater London

Across Greater London, from London, City of Westminster and Marylebone outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in Greater London.

London: Rented homes near Elephant & Castle station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Charles Dickens Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Water getting in through the grout rather than the sealant
  • A tray that rocks until it’s re-bedded
  • Tiles that have come away from the wall

How we quote for bathroom resealing

There’s no set price list, because jobs vary so much. The quote depends on:

  • The old material and how stubborn it is
  • The product the joint needs
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What to tell us for a quote

What to tell us when you ask for a quote:

  • A few pictures by email, if you can
  • The problem you’ve noticed
  • Where the job is, and your postcode
  • The type of property

If you’re in Greater London and need bathroom resealing, phone 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and you’ll get a clear quote before any work starts.

How the job changes by surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Check the joints every few months for splits or lifting
  • Move toiletries away from the joint
  • Stick to a soft cloth and a mild cleaner
  • Give the silicone its full cure time

In a kitchen, do not let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it. Replacing the sealant early keeps the job small.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Greater London questions

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can landlords and businesses book you?

Yes, regularly. We can quote for several properties at once.

How long does it take to reseal a bath or shower?

Allow half a day or less for one room, longer when the kitchen is included. We will confirm how long your job needs when we quote.

Does the resealing come with a guarantee?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Can you reseal around my kitchen sink and worktop?

Yes. Next to the sink we use a food-safe product where it’s needed.
