Bathroom resealing in Brent Park

About our bathroom resealing in Brent Park

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We’re often asked to deal with lumpy, uneven sealant from a DIY attempt and water getting behind the bath panel, across kitchen worktops & upstands, sinks & splashbacks and baths.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Brent Park, getting the joints right keeps water where it belongs and the room looking clean.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

What we’re called out for in Brent Park

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

The most common problems we see are:

  • Water escaping at the shower enclosure
  • Shrunken sealant along the back of a worktop
  • Damp behind the bath or under the tray
  • Black spots spreading through the bead

For landlords with property near Stonebridge Park station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

10 questions to ask before you book

Brent Park questions

Do you work in hotels near Brent Park?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Is parking an issue for bathroom resealing in Brent Park?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Is it OK to put new sealant on top of the old bead?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit

What we cannot put right

Before booking, it’s worth knowing the limits too:

  • Water getting in through the grout rather than the sealant
  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

Joints and surfaces we work on

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks

What affects the quote in Brent Park

Call for a quick quote. The main things that affect it are:

  • The number and length of the joints
  • Whether there’s mould to deal with
  • Whether the work is at height
  • How many rooms, windows or areas are involved

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

To make quoting easier, please include:

  • The type of property
  • Access, such as stairs, a lift or height
  • Where the property is
  • Whether it has been sealed before

To get a quote, ring 0345 464 0079 or email us and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.

How the job changes by surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. In a flat in Brent Park, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
