Bathroom Resealing in St Pancras
Our applicators work in St Pancras on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Leaks into the floor or ceiling below
- Two layers of silicone, both failing
- Sealant that has split, shrunk or peeled away
Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Bathroom resealing in St Pancras
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Common call-outs are for a reseal done over the top of the old bead and lumpy, uneven sealant from a DIY attempt, across wet rooms, baths and sinks & splashbacks.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Why it’s worth doing now in St Pancras
Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in St Pancras, the repair is bigger than the sealant job would have been.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Dry the bead with a towel now and then
- Keep bottles off the sealant line
- Run the extractor fan during and after every shower
- Keep an eye on the corners, where splits start
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
Your questions about bathroom resealing in St Pancras
Could a tired shower seal in my St Pancras flat affect the neighbours below?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Do you work in hotels near St Pancras?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s usually around 24 hours. Using it sooner can damage the bead.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Are you fully insured?
Yes. Full insurance covers our work.
What information do you need?
Let us know what needs doing and where. We will ask anything else we need to know.
What bathroom resealing looks like in St Pancras
London’s water is hard, which leaves limescale on sealant, grout and taps. St Pancras has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Rented homes near London Kings Cross station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like St George the Martyr Church of England Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Lumen United Reformed Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What the job involves on each surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
What sealant work cannot fix
It helps to know what we cannot do:
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
- Failed grout lines across the wall
If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before you book.
What we seal
- Kitchen worktops & upstands
- Shower trays & enclosures
- Baths
- Sinks & splashbacks
- Basins & vanity units
- Wet rooms
The process
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a couple of hours for a single bath or shower. In a London area like St Pancras, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- We protect the area and cut out all of the old sealant.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Preparing for the visit
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
- For indoor joints, keep the area dry beforehand if you can
