About our bathroom resealing in Stockwell

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on sinks & splashbacks, basins & vanity units and baths, and people most often call us about cracked, shrunken or lifting silicone and water getting behind the bath panel.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in Stockwell more than a cosmetic job.

You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • Water coming from the plumbing rather than the joint

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before you book.

Surfaces we seal

  • Shower trays & enclosures
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Baths
  • Wet rooms
  • Basins & vanity units

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Open a window or run the fan so the room dries
  • Stick to a soft cloth and a mild cleaner
  • Avoid abrasive pads on the sealant
  • Let new sealant cure fully before it gets wet

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

If you manage several properties in or around Stockwell, jobs at different addresses can be quoted together. Send us the addresses and the work at each.

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What happens on the day

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before
  • Where the joints are inside, avoid wetting them before we arrive

What affects the quote in Stockwell

The quote reflects the job in front of us. We take into account:

  • Whether the work is at height
  • Working hours on commercial sites
  • The size of the job
  • Whether there’s mould to deal with

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

  • What’s wrong with the joints now
  • Roughly how big the job is

Bathrooms and kitchens in Stockwell

There are hotels and other places to stay in and around Stockwell. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.

In the older streets around St. Andrew's, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as St Andrew's Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. What the job involves on each surface

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
