Little Portugal Bathroom Resealing
Problem with your baths, showers and worktops in Little Portugal? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Splits where the tray meets the wall
- New sealant laid over old sealant that is now lifting
- Smears of silicone across the tiles
How the job changes by surface
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
About our bathroom resealing in Little Portugal
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on sinks & splashbacks, kitchen worktops & upstands and shower trays & enclosures, and the jobs we see most are leaks into the floor or ceiling below and black spots spreading through the bead.
Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Little Portugal, getting the joints right keeps water where it belongs and the room looking clean.
Every job is covered by a 12-month guarantee, wherever you are in Greater London.

FAQs for Little Portugal
Could a tired shower seal in my Little Portugal flat affect the neighbours below?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Is parking a problem for a job in Little Portugal?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
What should I tell you?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or email us.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Do you work for landlords and businesses?
Yes, often. Several properties can be quoted together.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
How the visit works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, including the tidy-up. In Little Portugal, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, usually after around 24 hours.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Mention any sign-in or site rules at work premises
- Let us know about parking restrictions

Looking after it afterwards
To keep the joints looking good and working properly:
- Keep an eye on the corners, where splits start
- Open a window or run the fan so the room dries
- Use gentle cleaners on the silicone
- Dry worktop joints after washing up
Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just call 0345 464 0079 or email us.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it. Catching it early keeps it a simple reseal.
Signs you need bathroom resealing in Little Portugal
Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
These are the problems we are asked about most:
- Water getting behind the bath panel
- Lumpy, uneven sealant from a DIY attempt
- Two layers of silicone, both failing
- Black spots spreading through the bead
For an older house near a landmark such as St Stephen's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Why act early in Little Portugal
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Little Portugal.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
