Bathroom resealing across SW1P: what to expect
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Typical jobs include two layers of silicone, both failing and black mould in the silicone that won’t clean off, on kitchen worktops & upstands, shower trays & enclosures and basins & vanity units.
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, usually after around 24 hours.

Bathroom resealing across SW1P: local notes
Across SW1P, from Kennington, Victoria and Little Portugal outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in SW1P.
Westminster: If you look after a building such as Harris Westminster Sixth Form, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near London Victoria station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Tiles that have come away from the wall
- Cracked or missing grout between tiles (that’s regrouting)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Keep an eye on the corners, where splits start
- Let new sealant cure fully before it gets wet
- Do not leave water standing on kitchen joints
- Dry the bead with a towel now and then
Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it. Catching it early keeps it a simple reseal.
What affects the quote in SW1P
We quote each job individually. These are the things that affect it:
- Whether there’s mould to deal with
- Access and height
- Whether old sealant or filler has to be cut out
- The number and length of the joints
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- The problem you’ve noticed
- Whether it has been sealed before
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
For a quote, phone 0345 464 0079 or email us with the location and a short description of the problem. We will give you a clear quote before any work starts.
Why deal with it now?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last.

Questions from SW1P
Do you work for letting agents?
Yes. We work in homes, commercial premises and hotels, and we’re fully insured.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Does the resealing come with a guarantee?
Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Are you insured?
Yes. We are fully insured, and we have been doing sealant work for more than 20 years.
