Gutter, fascia & soffit sealing in Westminster, Greater London
Sealing leaking gutter joints, end caps, fascias, soffits and roofline trims for Westminster, backed by a one-year guarantee. Call for a quick quote.

- End caps that drip every time it rains
- Failed sealant on a garage door frame
When to call us in Westminster
Gutter joints rely on seals that age. Temperature changes make gutters move and that movement opens up tired joints.
These are the problems we’re asked about most:
- Dripping gutter ends
- Cracked sealant along roofline trims
- Streaks down the brickwork from a leaking joint
- Old gutter sealant that has let go
If you let a flat or house near London Victoria station, leaking gutter joints on a rental are best caught before they stain the walls.

Gutter sealing in Westminster
Our work covers gutter joints and end caps as well as fascias and soffits, along with roofline trims and garage door frames. It’s joint work rather than new guttering. Common call-outs are for damp on an inside wall under a dripping gutter and quick sealant fixes on gutters that didn’t last, on gutter end caps, soffit joints and uPVC fascias.
Modern London flats rely on sealed movement joints and cladding joints. Older terraces have their own weak points: gutter joints, roofline trims and the joint where an extension meets the original wall, and both kinds of building are found across London.
Each job carries a 12-month guarantee.

Westminster buildings and the weather
London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. In terraces and conversions, gutters and walls are often shared with the neighbours, so it’s worth agreeing who is responsible before work starts.
If you look after a building such as Harris Westminster Sixth Form, its movement joints, gutters and trims need looking after like any other building’s. If you live in an older home near Christ Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

All of SW1P, W1J and SW1V is covered for gutter sealing. We cover properties on Eaton Lane, Wilton Road and Castle Lane. Honest limits
Before you book, it’s worth knowing the limits:
- Downpipes that are blocked or broken
- Boards that have decayed or split
- Leaks from the roof rather than a joint

What affects the cost of gutter sealing
Every job gets its own quote. This is what makes a difference:
- How easy the joints are to reach
- Any mould that needs treating
- The old material and how stubborn it is
- How many areas need sealing
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Asking for a quote
To help us quote quickly, let us know:
- Roughly how big the job is
- What the problem is, such as mould, gaps, leaks or cracking
- Where the job is, and your postcode
- If it’s domestic, commercial or a hotel
Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job.
Different surfaces, different methods
Gutter end caps
Stop ends hold back water at the end of a run. When their seal fails, they drip.
uPVC fascias
Joints between fascia boards can open over time. They’re sealed tidily with a matching sealant where possible.
Questions from Westminster
Can you do gutter sealing in Westminster?
Yes. Our work covers London and the South East, and Westminster is part of that. You can call 0345 464 0079 or drop us an email and let us know what needs doing, and we will give you a clear quote.
I let a flat near London Victoria station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can call 0345 464 0079 or email us with the details for a clear quote.
When is the sealant fully cured?
It depends on the product and the conditions. Before we leave, we will tell you the cure time.
Can new sealant go over the old?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
Can you fit new guttering?
No. We seal leaking joints and trims. Replacement needs a gutter installer or roofer.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses, and we are fully insured.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Why it’s worth doing now in Westminster
Sealing over a dirty, wet joint is a quick fix that rarely lasts but it tends to peel off. Proper preparation is the difference. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in Westminster.
Doing several joints on one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Make sure downpipes are not blocked
- Rest ladders on the wall, not the gutter
- Keep an eye out for wet patches below a joint
- Check fascia and soffit joints for gaps
If a gutter starts to sag, get the brackets looked at. If it drops, the joints will open.
Leaking gutter joints get worse over time. Water keeps hitting the same part of the wall and that can cause damp inside.
What we do, step by step
We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours, depending on the number of joints and the access. In Westminster, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- We look at the gutters, fascias and trims and agree the joints to seal.
- Each joint is cleaned and any old sealant removed.
- The joints are dried.
- The sealant is applied and finished.
- The joints are checked once sealed.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work
