Regrouting in Westminster
Our applicators work in Westminster on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Floor grout that has worn and darkened
- Grout that stays dark however much it’s cleaned
- Corners filled with grout instead of silicone
Aftercare tips
Aftercare is simple:
- Stick to mild products for cleaning grout
- Keep harsh bleach and acid cleaners off the grout
- Run the extractor fan during and after a shower
- Have loose tiles looked at early
Use a gentle cleaner on the grout and a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.
Leaving failed grout can mean tiles come loose. Once that happens, regrouting will not fix it, so it’s worth acting early.
About our regrouting in Westminster
Stained, crumbling or cracked grout can make a sound bathroom look tired. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. Typical jobs include splashback grout that has darkened and grout in a colour the owner wants to change, on kitchen splashbacks, bathroom wall tiles and shower walls.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest.

How we quote for regrouting
We quote each job individually. These are the things that affect it:
- The product the joint needs
- How many areas need sealing
- The number and length of the joints
- Working hours on commercial sites
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- Whether it’s a home or a business
- The address or postcode of the job
- Roughly how big the job is
- Pictures of the joints, sent by email
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, phone 0345 464 0079 or send us an email.

When it isn’t the sealant
We will not take on work that will not last, so here’s what sealant cannot put right:
- A leaking shower valve or waste
- Damaged tiles that need replacing
- Movement in a stud wall or floor
If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.

Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
How the visit works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes anything from a few hours to a full day, depending on the area in most cases. In Westminster, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- We check the tiles are sound and flag any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- Corners and edges are resealed with flexible silicone, not grout.
Preparing for the visit
- Mention if the joints have been sealed before
- Let us know about parking restrictions
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Leave it or put it right?
It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in Westminster.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Common questions in Westminster
Is parking a problem for a job in Westminster?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Could a tired shower seal in my Westminster flat affect the neighbours below?
Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.
Do you come to Westminster?
We do. Our applicators work in Westminster, and the service is the same as everywhere else.
What if some of my tiles are loose?
Regrouting will not fix loose tiles. We flag any loose or hollow tiles before starting so you know where you stand.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
What does regrouting cost?
Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.
How long does the job take?
Most jobs take a few hours, or longer for a fully tiled room. We’ll confirm how long when we quote.
Do you guarantee regrouting?
Our one-year guarantee covers every job.
Bathrooms and kitchens in Westminster
Westminster has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
If you live in an older home near Christ Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. As a London address, Westminster can be tricky for parking: let us know about parking bays, permits or a driveway. If you let a flat or house near London Victoria station, a regrout while the flat is empty is quicker than working around a tenant.
