How we handle regrouting in Pimlico
When grout stays dark however much you clean it, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you are at it. If you have good tiles let down by tired grout and kitchen splashback grout stained by grease, we can help, on tiled floors, kitchen splashbacks and bathroom floors alike.
London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Pimlico, that is a good reason to put tired sealant and grout right early.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Pimlico questions
Can you help a landlord with a rental near London Victoria station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.
Do you work in hotels near Pimlico?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Can you change the grout colour?
Yes. With the old grout removed, the new colour fills the whole joint rather than sitting on top.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
What guarantee comes with the work?
All our work carries a 12-month guarantee.
When can I use the shower again?
The wait depends on the materials and how warm the room is. We’ll tell you exactly how long at the end of the visit.
Do you come to Pimlico?
Yes, we do. Pimlico is part of the area we cover, and the service is the same as everywhere else.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Keeping the joints in good condition
Looking after new joints is easy:
- Get any tile that moves checked promptly
- Keep an eye on the silicone along the edges
- Wipe or squeegee the shower walls
- Run the extractor fan during and after a shower
Before we leave, you’ll know when the shower can be used. Please follow it, and go gently on the grout at first.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
Regrouting in Pimlico: local notes
There are hotels and other places to stay in and around Pimlico. Hotel bathrooms are part of our work as well as homes, and can be done room by room. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.
Pimlico is in London, so parking needs planning: let us know about parking bays, permits or a driveway. For an older house near a landmark such as St Gabriel's, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Around Pimlico

What we can’t put right
We’ll always be straight with you, so here’s what new sealant will not do:
- A leaking wet room membrane
- Leaks from pipes, valves or wastes (a plumber’s job)
- Tiles that are loose or hollow behind
If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.
Surfaces we seal
- Wet rooms
- Bathroom floors
- Tiled floors
- Shower walls
- Bathroom wall tiles
- Kitchen splashbacks
What we do, step by step
The work is kept neat and contained to the joints we are treating. The job usually takes a few hours, or longer for a fully tiled room. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Pimlico. A visitor permit or a nearby bay makes the visit run more smoothly.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- The joints are vacuumed and cleaned.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- We reseal the internal corners and edges with silicone.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention if the joints have been sealed before
- Tell us about access, such as stairs, a lift or high-level joints
How to get a quote

Related advice
Different surfaces, different methods
Bathroom wall tiles
We can regroute all the walls in a bathroom, depending on size. You can change the colour at the same time.
Bathroom floors
Floor grout takes foot traffic as well as water. It wears and darkens over time.
Common problems we fix in Pimlico
When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before we start.
Any of these means the joints need attention:
- Grout in a colour the owner wants to change
- Grout that makes sound tiles look old
- Grout that is cracking and breaking up
- Dirty, worn grout on a tiled floor
Rented homes near London Victoria station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
What to look for in a quote

Landlord and commercial work in Pimlico
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
Can I do it myself?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
