Walthamstow homes and their sealant

London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.

If you live in an older home near Church of St Michael and All Angels, walls and floors in older homes can move, and sealant and grout show it first. As a London address, Walthamstow can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

How we handle regrouting in Walthamstow

Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks or back again. Just mention the colour you’d like when you phone 0345 464 0079 or email us. We are often asked to deal with shower grout that has worn away and corners filled with grout instead of silicone, on bathroom floors, shower walls and wet rooms.

London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in Walthamstow more than a cosmetic job.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Your questions about regrouting in Walthamstow

I live in a flat in Walthamstow. Can a failed seal leak into the flat below?

Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.

Is parking an issue for regrouting in Walthamstow?

Parking in Walthamstow, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Is regrouting a chance to pick a new grout colour?

Yes, regrouting is the time to do it. Mention the colour you have in mind when you ring 0345 464 0079 or email us.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or send us an email.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

Can you regrout if a few tiles are loose?

If tiles are loose, something behind them has usually failed. Regrouting alone isn’t the answer, and we’ll tell you before work begins.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

How the job changes by surface

Corners and edges

We reseal edges at the same time as regrouting, so the whole area is finished together.

Shower walls

Most regrouting jobs include a shower. Gaps here let water get behind the tiling.

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to a full day, depending on the area, including the tidy-up. In a London area like Walthamstow, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

Advice

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Clean with a soft brush, not anything metal
  • Check the corner silicone every few months
  • Don’t use strong acidic cleaners on grout
  • Use gentle cleaners on grout

Leave the area unused for as long as we advise, so it can harden properly. After that, rinse the tiles after showering and let the room air.

Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.

What happens if it’s left?

Regrouting won’t help where tiles have come away. We will tell you before we start, so you can decide what to do. Where the tiles are sound, regrouting is far less disruptive than retiling. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Signs you need regrouting in Walthamstow

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly tends to wash out early.

It’s worth asking for a quote if you see:

  • Floor grout that has worn and darkened
  • Grout that makes sound tiles look old
  • Cracked or crumbling grout lines
  • Splashback grout that has darkened

For site and facilities teams at buildings such as Greenleaf Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Questions to ask before booking

  • What the quote includes, VAT included or not
  • Is the old sealant removed completely?
  • How long to leave it before use
