Bathroom resealing in E10: how it works
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on wet rooms, shower trays & enclosures and kitchen worktops & upstands, and people most often call us about a messy, uneven bead from a previous reseal and new sealant laid over old sealant that is now lifting.
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the size of the job.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Bathroom resealing across E10: local notes
E10 has homes of every age, old and new, and in places like Walthamstow, Leyton and Bakers Arms there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across E10 is planned around the weather.
Leyton: Letting a property close to Leyton Midland Road station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Leyton is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
Landlord and commercial work in E10
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
If you manage several properties in or around E10, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and pictures by email help.
Why it fails
Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
It’s worth asking for a quote if you see:
- Damp behind the bath or under the tray
- Gaps where the bath or tray has moved
- Lumpy, uneven sealant from a DIY attempt
- Mouldy sealant that has gone black
Why act early?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.

What affects the cost of bathroom resealing
The price is agreed before any work begins. It takes into account:
- The type of sealant required
- The number and length of the joints
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email for an honest opinion and a quote.
What we need to know
To make quoting easier, let us know:
- Whether it has been sealed before
- Roughly how big the job is
- Where the job is, and your postcode
- Whether it’s a home or a business
We don’t publish a price list. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.
How to look after the new joints
Good habits help new joints last longer. A few tips:
- Move toiletries away from the joint
- Keep scourers and sharp tools away from the bead
- Dry worktop joints after washing up
- Give the silicone its full cure time
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
Common questions in E10
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Do you come to E10?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you work for letting agents?
Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
