Bathroom resealing across E3: what to expect

It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We are often asked to deal with a messy, uneven bead from a previous reseal and sealant that has split, shrunk or peeled away, across baths, shower trays & enclosures and sinks & splashbacks.

We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a couple of hours for a single bath or shower.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Mile End’s nearest station is Limehouse station, roughly 0.9 miles south. A little further out are St Clement's Hospital (under half a mile north-east) and Museum of the Book (0.8 miles south). Bathroom resealing across E3: local notes

From Stratford, Hackney and Bethnal Green to its smaller places, homes across E3 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in E3.

Mile End: Rented homes near Limehouse station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. As a London address, Mile End can be tricky for parking: let us know about parking bays, permits or a driveway.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Wipe up water along the back of the worktop
  • Dry the bead with a towel now and then
  • Keep scourers and sharp tools away from the bead
  • Do not let bottles sit on the bead

Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

When something else is needed

Before you book, it’s worth knowing the limits:

  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)
  • A bath or tray that moves because it is not properly supported

Work for landlords, hotels and businesses

Landlords and letting agents in E3 can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

How the job changes by surface

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

Common questions in E3

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.

Do you come to E3?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes E3.

Do you have insurance?

Yes, we’re fully insured for every job we do.
