Bathroom resealing in E9: how it works
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across E9. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands, and the jobs we see most are smears of silicone across the tiles and new sealant laid over old sealant that is now lifting.
You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes around two hours for one bath or shower, longer for a whole bathroom in most cases.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.

Where we work in E9
From Homerton, Hackney and Cambridge Heath to its smaller places, homes across E9 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in E9, surfaces are cleaned back properly before new sealant goes in.
Hackney: Rented homes near Homerton station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Berger Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Movement from a bath with loose feet or no proper support
- Tiles that have come away from the wall
- Failed grout lines across the wall
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Open a window or run the fan so the room dries
- Stick to a soft cloth and a mild cleaner
- Dry the bead with a towel now and then
- Keep bottles off the sealant line
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
What happens if it’s left?
The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.
What your quote should include
- Whether VAT is included
- What the cure time is
- Is the old sealant removed completely?
- What guarantee comes with the work
Questions from E9
Is there any odour?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Where do you work from?
We work from Crawley. We cover E9 and the rest of Greater London.
How long does it take to reseal a bath or shower?
Allow a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You’ll know how long to expect before work begins.
Do you guarantee your resealing?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
What colours of sealant can you use?
You’re not limited to white: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
