Remedial sealant & repairs in Hackney, Greater London
Removing failed, mouldy or leaking sealant and putting it right for homes and businesses in Hackney and across Greater London. Fully insured, ARBOMaster approved and guaranteed for a year.
- Beads that never stuck properly
- Worktop sealant that has shrunk and split
- Over-sealed joints coming away
Different surfaces, different methods
Worktops & kitchens
Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom before resealing.
Mouldy bath & shower sealant
Mould can sit behind the silicone, not just in it. Once it’s all removed, the joint is treated so the new sealant starts clean.
About our remedial sealant in Hackney
Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. Only then can new sealant bond. We are often asked to deal with decorators’ caulk around a bath or shower and black mould underneath the bead, on shrunken worktop sealant, expansion joints and failed movement joints.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What else we do in Hackney
Honest limits
We’ll always be straight with you, so here’s what sealant can’t fix:
- Cracks in the fitting rather than the joint
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Tiles that have come away from the wall
If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer before booking.
Joints and surfaces we work on
- Botched or over-sealed joints
- Expansion joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Failed movement joints
When to call us in Hackney
Movement tears sealant that isn’t designed for it. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that is too stiff or too thin.
If you can see any of these, it’s time to have the joints looked at:
- Dark patches showing through the sealant
- A second bead peeling off the first
- A shower that leaks however often it’s resealed
- Gaps opening along the back of the worktop
If you look after a building such as Berger Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote
- Whether all the old sealant comes out first
- What product goes in the joint
- The length of the guarantee
- Who does the work, and how experienced they are
Questions from Hackney
I live in a flat in Hackney. Can a failed seal leak into the flat below?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Is parking a problem for a job in Hackney?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
When is the sealant fully cured?
That depends on the sealant used, so follow the cure time we give you when we finish.
Can you remove sealant that’s been put over old sealant?
Yes. We remove every layer; new silicone does not bond to old silicone, which is why over-sealing fails.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Where is Mr Mastic based?
We work from Crawley. We cover Hackney and the rest of Greater London.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.

Hackney homes and their sealant
In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.
Letting a property close to Homerton station? Then botched sealant from a previous quick fix is easier to strip out between tenants. Homes close to Church of St Luke include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What happens on the day
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied, including the tidy-up. For a job in Hackney, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any parking rules near the property
- For business premises, tell us about site rules or sign-in

Leave it or put it right?
Hidden water does the most damage: wet floors, stained ceilings and swollen worktops. By comparison, sorting the joint is quick. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Hackney, the repair is bigger than the sealant job would have been.
What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
