Mastic and sealant across E5

How bathroom resealing works in E5

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on kitchen worktops & upstands, baths and shower trays & enclosures, and people most often call us about water getting behind the kitchen upstand and smears of silicone across the tiles.

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a couple of hours for a single bath or shower and we leave things clean and tidy.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Where we work in E5

In E5, bathroom resealing takes in flats, houses, rentals and businesses, in Homerton, West Hackney and Hackney and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in E5, surfaces are cleaned back properly before new sealant goes in.

Homerton: Homes close to United Reformed Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Homerton station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Squeegee the walls and tray after use
  • Check the joints every few months for splits or lifting
  • Wipe up water along the back of the worktop
  • Keep scourers and sharp tools away from the bead

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens if it’s left?

You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you’ll hear it from us.

What your quote should include

  • Whether all the old sealant comes out first
  • What the cure time is
  • Which sealant they’ll use, and why
  • How the colour is chosen

Signs you need bathroom resealing

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Any of these means the joints need attention:

  • Leaks into the floor or ceiling below
  • Leaking joints on a shower screen
  • Mouldy sealant that has gone black
  • Cracked, shrunken or lifting silicone

What affects the quote in E5

Your quote is based on your job. We take into account:

  • Access and height
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • How many rooms, windows or areas are involved

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, call 0345 464 0079 or email us and we will give you an honest view and a quote.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • Roughly how big the job is
  • Where the property is

To get a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll give you a clear price before any work starts.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Do you have insurance?

Yes. We are fully insured.
