Bathroom resealing across N4: what to expect
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for sealant that has split, shrunk or peeled away and a reseal done over the top of the old bead, across wet rooms, sinks & splashbacks and kitchen worktops & upstands.
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is, and the area is left clean.
- We protect the area and cut out all of the old sealant.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, normally around 24 hours.
What you will pay
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
What you get with us
- Colour picked to suit the job
- Neat joints and a tidy finish
- White, clear, grey or another colour, product permitting
- Approved under the ARBOMaster scheme

Local landmarks in Finsbury Park
Around Finsbury Park, our work takes us to homes and buildings near Church of St Andrew, St John the Evangelist and The Sir George Robey pub, among other places. Also close by are Woodberry Down School (0.6 miles east), Arts and Media School Islington (0.6 miles west), Stroud Green Primary School (less than half a mile west) and Stationers Park (0.8 miles north-west). There’s a railway station in Finsbury Park itself: Finsbury Park station. Well-known places in the area include Arsenal Football Club Museum (0.8 miles south) and Montfichet's Tower (3.8 miles south). For a walk, there’s Highgate Hill and Railway Fields.
Where we work in N4
Homes across N4 range from older properties to new builds, and in places like Holloway, Nag's Head and Stoke Newington there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in N4 is planned around the forecast.
Finsbury Park: If you live in an older home near St John the Evangelist, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Finsbury Park station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Leave it or put it right?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again.

Work for landlords, hotels and businesses
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
What affects the cost of bathroom resealing
We don’t publish a price list. The quote depends on:
- The number of rooms or windows
- Whether there’s mould to deal with
- Working hours on commercial sites
- Which sealant suits the joint
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- Any access issues, like height or stairs
- Whether it’s a home or a business
- A few photos by email, if you can
- How many joints, rooms or windows are involved
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, ring 0345 464 0079 or email us.
How the job changes by surface
Baths
Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
What we’re called out for in N4
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
People usually contact us when they notice one of these:
- Damp behind the bath or under the tray
- Water escaping at the shower enclosure
- Splits where the tray meets the wall
- A bead that has pulled away from the tiles
Common questions in N4
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Can you work on commercial sites?
Yes, regularly. Larger jobs can be planned room by room or area by area.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do you cover N4?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
How long does the new silicone need before I use the shower?
We give you the cure time before we leave, and it’s normally around 24 hours. Getting it wet too early can spoil the new joint.
Do you work for letting agents?
Yes. We work in homes, commercial premises and hotels.
Can you reseal around my kitchen sink and worktop?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
