Bathroom resealing across N8: what to expect
It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on shower trays & enclosures, sinks & splashbacks and baths, and people most often call us about cracked, shrunken or lifting silicone and damp behind the bath or under the tray.
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes a morning or an afternoon for most single baths and showers, depending on the size of the job.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathrooms and kitchens across N8
Across N8, from Noel Park, Wood Green and Crouch End outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in N8, surfaces are cleaned back properly before new sealant goes in.
Crouch End: As a London address, Crouch End can be tricky for parking: let us know about parking bays, permits or a driveway. Schools such as Rokesly Infant & Nursery School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What affects the cost of bathroom resealing
The price is agreed before any work begins. It takes into account:
- Whether old sealant or filler has to be cut out
- The type of sealant required
- When we can work, for business premises
- How many areas need sealing
Doing several joints on one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.
Helping us quote
When you call or email, these details help:
- The problem you’ve noticed
- Whether it’s a home or a business
- The address or postcode of the job
- Whether it has been sealed before
Every job is quoted individually, so the first step is telling us about yours. Simply ring 0345 464 0079 or email us and describe the job.
When it is not the sealant
A few problems are outside what sealant work can do:
- Cracks in the tray itself rather than the joint
- Movement from a bath with loose feet or no proper support
- Loose or hollow tiles, or failed tanking behind them
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it will not bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out.
Questions to ask before booking
- When the joint can take water or movement
- How the surfaces are prepared before sealing
- Whether they seal over old material or remove it
- Who turns up on the day
DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Surface by surface
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.
Shower trays & enclosures
There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
N8: your questions answered
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
How long before the new sealant can get wet?
Usually after around 24 hours. We will tell you the cure time for the product we used.
Do the sealants smell?
There can be a smell while the sealant cures. Ventilation helps.
Can new silicone go straight over the old?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done.
