Bathroom resealing for homes and businesses in Hornsey

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you’re dealing with shrunken sealant along the back of a worktop and water escaping at the shower enclosure, we can put it right, whatever the surface.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in Hornsey more than a cosmetic job.

All of our work is guaranteed for twelve months, in Hornsey and everywhere else we cover.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant won’t put right:

  • Cracked or missing grout between tiles (that is regrouting)
  • A tray that rocks until it’s re-bedded
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before you book.

Surfaces we seal

  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands

Surface by surface

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

What we are called out for in Hornsey

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

It’s worth asking for a quote if you see:

  • Water getting behind the kitchen upstand
  • A messy, uneven bead from a previous reseal
  • Sealant that has split, shrunk or peeled away
  • Mouldy sealant that has gone black

Letting a property close to Hornsey station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom and we leave things clean and tidy. For a job in Hornsey, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Getting ready for the visit

Advice

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Avoid abrasive pads on the sealant
  • Open a window or run the fan so the room dries
  • Clean with a mild bathroom cleaner and a soft cloth
  • Wipe the sealant dry after showering

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

Bathroom resealing in Hornsey: local notes

London has hard water, which leaves limescale on sealant, grout and taps. There are hotels and other places to stay in and around Hornsey. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Managing a site like St Mary's CofE Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Church of Holy Innocents, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
