Mastic man in N2

Based in N2? Our applicators cover East Finchley, Hampstead and Finchley and the rest of the district.

Our bathroom resealing service in N2

Sealant that is mouldy, cracked or peeling is worth sorting before it lets water through. Just phone 0345 464 0079 or send us an email with a photo of the joints, and we will give you a clear price before any work starts. Typical jobs include smears of silicone across the tiles and black spots spreading through the bead, on kitchen worktops & upstands, shower trays & enclosures and baths.

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen and we leave things clean and tidy.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Around East Finchley

The nearest railway station is New Southgate station, roughly 2.2 miles north-east of the centre. Where we work in N2

Across N2, from Hampstead, Finchley and East Finchley outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in N2.

East Finchley: As a London address, East Finchley can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Letting a property close to New Southgate station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Look for lifting corners and small gaps now and then
  • Keep bottles off the sealant line
  • Dry worktop joints after washing up
  • Clean with a mild bathroom cleaner and a soft cloth

Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can go on one quote.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
