Bathroom resealing in NW8: how it works
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Typical jobs include a bead that has pulled away from the tiles and damp behind the bath or under the tray, on kitchen worktops & upstands, baths and wet rooms.
You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes a morning or an afternoon for most single baths and showers in most cases.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.

Bathrooms and kitchens across NW8
Across NW8, from City of Westminster, Paddington Green and Lisson Grove outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building.
Lisson Grove: If you look after a building such as Gateway Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near London Marylebone station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Different surfaces, different methods
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Dry the bead with a towel now and then
- Keep an eye on the corners, where splits start
- Keep scourers and sharp tools away from the bead
- Clean with a mild bathroom cleaner and a soft cloth
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
Landlord and commercial work in NW8
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Common problems we fix in NW8
Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.
It’s worth asking for a quote if you see:
- Two layers of silicone, both failing
- Water getting behind the kitchen upstand
- A bead that has pulled away from the tiles
- A joint torn by a bath that flexes
Common questions in NW8
How do I get a quote for bathroom resealing in NW8?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we are using.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
