How bathroom resealing works in W9
Homes in W9 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on basins & vanity units, baths and sinks & splashbacks, and common reasons people get in touch are black spots spreading through the bead and water getting behind the bath panel.
You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a couple of hours for a single bath or shower in most cases.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
What you’ll pay
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Around Maida Vale
We work in homes and buildings around Emslie Horniman's Pleasance, St Peter Elgin Avenue and Essendine Primary School. Also close by are Cecil Sharp House (1.9 miles north-east), Maida Vale School (less than half a mile west), Paddington Academy (within half a mile south-west) and The Warrington pub (within half a mile east). The nearest railway station is Kilburn High Road station, about 0.7 miles north. Other landmarks nearby include Montfichet's Tower (3.9 miles east) and O2 Centre (1.5 miles north). Not far away are Greville Place nature reserve and The Long Water.
Bathrooms and kitchens across W9
W9 has homes of every age, old and new, and in places like City of Westminster, Kilburn and Westbourne there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in W9, joints are cleaned back properly before anything new goes in.
Maida Vale: Rented homes near Kilburn High Road station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near St Peter Elgin Avenue, walls and floors in older homes can move, and sealant and grout show it first.
Landlords, agents and businesses in W9
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Run the extractor fan during and after every shower
- Don’t let bottles sit on the bead
- Dry worktop joints after washing up
- Squeegee the walls and tray after use
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Quotes for bathroom resealing in W9
We do not publish a price list, because jobs vary so much. What we look at:
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
- How many areas need sealing
- Working hours on commercial sites
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Asking for a quote
To make quoting easier, please include:
- Whether it has been sealed before
- Where the job is, and your postcode
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.
How the job changes by surface
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.
Common questions in W9
Can you reseal around my kitchen sink and worktop?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Can you do several jobs on one visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you have insurance?
Yes. Full insurance covers our work.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Do you work for landlords and businesses?
Yes, often. Several properties can go on one quote.
