Our bathroom resealing service in W1T
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We are often asked to deal with gaps where the bath or tray has moved and leaks into the floor or ceiling below, across wet rooms, basins & vanity units and kitchen worktops & upstands.
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes half a day or less for one room, longer when the kitchen is included.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.
What you will pay
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Where we work in W1T
Homes across W1T range from older properties to new builds, and in places like Marylebone, St Pancras and Soho there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in W1T, joints are cleaned back properly before anything new goes in.
Marylebone: If you look after a building such as St Vincent's Catholic Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Marylebone is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
What we’re called out for in W1T
The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Any of these means the joints need attention:
- Splits where the tray meets the wall
- Shrunken sealant along the back of a worktop
- Damp behind the bath or under the tray
- Black spots spreading through the bead
Different surfaces, different methods
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
Why act early?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.
Comparing quotes
- What the quote includes, VAT included or not
- How the colour is chosen
- Whether all the old sealant comes out first
- Whether the sealant suits the joint
How to look after the new joints
A little care helps the new joints last. We recommend:
- Use gentle cleaners on the silicone
- Run the extractor fan during and after every shower
- Dry worktop joints after washing up
- Avoid abrasive pads on the sealant
Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A bath or tray that moves because it isn’t properly supported
- Damage behind the tiles that needs a tiler
Your questions about bathroom resealing in W1T
Can you just seal over the old silicone?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
How do I get a quote for bathroom resealing in W1T?
It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or email us and tell us what needs doing and where.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
Do you work in W1T?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, W1T included.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
