What bathroom resealing looks like in West End
There are hotels and other places to stay in and around West End. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
As a London address, West End can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Schools such as Soho Parish CofE Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around St Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Here we cover the W1F, W1D and W1T postcode area for bathroom resealing. Bathroom resealing is available to properties on Duck Lane, Drury Lane and Bridle Lane and the roads around them. Bathroom resealing for homes and businesses in West End
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Typical jobs include sealant that has split, shrunk or peeled away and black spots spreading through the bead, across sinks & splashbacks, shower trays & enclosures and kitchen worktops & upstands.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.

FAQs for West End
Do you take on hotel work around West End?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Can worn sealant in a flat in West End cause a leak downstairs?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
How much does bathroom resealing cost in West End?
Every job is different, so each one gets its own quote. To get one, call 0345 464 0079 or drop us an email and let us know what needs doing and where.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Do you guarantee your resealing?
Yes. All our work comes with a 12-month guarantee.
Is white the only colour available?
You are not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Do you cover West End?
Yes. We’re based in Crawley and work across South East England, London and Scotland, and that includes West End.
Is it OK to put new sealant on top of the old bead?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
How the job changes by surface
Baths
Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and is not torn the first time it’s used.
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.
Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Give the silicone its full cure time
- Check the joints every few months for splits or lifting
- Dry the bead with a towel now and then
- Never pick at the silicone with a blade
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
What happens if it’s left?
Sorting it now is quick: it takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a flat in West End, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
Combining jobs into one visit is generally more efficient than separate visits. We will give you a clear quote for the lot.

Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Cracks in the tray itself rather than the joint
- A bath or tray that moves because it is not properly supported
- Tiles that have come away from the wall
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
What happens on the day
At the end, we look at the finished work together. The work normally takes a morning or an afternoon for most single baths and showers, depending on the amount of work. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Clear items away from the joints we’re working on
- Mention any parking rules near the property
How to get a quote
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or drop us an email.
Advice
How we quote for bathroom resealing
Call for a quick quote. The main things that affect it are:
- Any mould that needs treating
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
- The product the joint needs
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The problem you’ve noticed
- The address or postcode of the job
- Whether it’s a home or a business
- Any previous sealing or DIY work
Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
