Problem with your baths, showers and worktops in Chinatown? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.

  • Leaks into the floor or ceiling below
  • A bead that has pulled away from the tiles
  • Failed sealant on the screen profile

When something else is needed

To be straight with you, there are a few things sealant won’t fix:

  • A tray or bath that’s cracked through
  • Damage behind the tiles that needs a tiler
  • Movement from a bath with loose feet or no proper support

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.

Surfaces we seal

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Baths
  • Shower trays & enclosures
  • Sinks & splashbacks

How we handle bathroom resealing in Chinatown

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. If you have a messy, uneven bead from a previous reseal and leaks into the floor or ceiling below, we can put it right, whatever the surface.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Chinatown, that’s a good reason to put tired sealant and grout right early.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • Which sealant suits the joint
  • When we can work, for business premises
  • The old material and how stubborn it is
  • Access and height

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The address or postcode of the job
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business

For a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. You will have a clear quote before we start.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Keep the fan on for a while after bathing
  • Dry the bead with a towel now and then
  • Avoid abrasive pads on the sealant
  • Move toiletries away from the joint

Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it. Replacing the sealant early keeps the job small.

Chinatown: your questions answered

Do you work for landlords with property near Tottenham Court Road station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Do you work in hotels near Chinatown?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

What colours of sealant can you use?

There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.

Can mouldy silicone be sorted out?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do you guarantee your resealing?

Yes. Our 12-month guarantee covers every job, and we’re fully insured.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

How the visit works

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a couple of hours for a single bath or shower. In a London area like Chinatown, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Different surfaces, different methods

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Landlords, agents and businesses in Chinatown

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Bathrooms and kitchens in Chinatown

There are hotels and other places to stay in and around Chinatown. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

Chinatown is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Schools such as Soho Parish CofE Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Tottenham Court Road station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
